Containers are long and narrow (typically 8ft wide). Orient them so the long side faces south in cold climates (maximum winter sun) or north in hot climates (minimizing solar gain). This single decision can cut heating and cooling costs by 20–30%.
A single 40ft container gives you 320 square feet — workable for a studio or one-bedroom. For a proper family home you’ll want at least two 40ft containers side by side or stacked, giving you 640 sq ft to work with before any additions. Multi-container designs open up enormous architectural possibilities but require more engineering for the joins and openings.
Container roofs are flat and relatively thin steel — they absorb heat and don’t drain well in heavy rain. Most builds add either a pitched roof over the container (classic look, better drainage), a green/living roof (excellent insulation), or a standing seam metal roof. Budget $6,000–$15,000 for a contractor-installed roof addition.
